Viewing

* Peace of mind that the property/landlord complies with  appropriate legislation (gas, electrical, furniture fire safety etc.)

Tenancy Agreement
Once we have found your ideal property we will arrange an appointment with you for the signing of the tenancy agreement and will go over entry arrangements and the repairs and maintenance procedure. We will also be happy to answer any queries you have.

Deposit and Rent

A security deposit (usually one month’s rent) is required prior to singing the agreement. This is held to cover damage, breakages and any other liabilities under the terms of your tenancy agreement. The deposit will be returned to you (minus the cost of any damages) at the end of the tenancy.  All rents are due on the first of each month by Standing Order to our company bank account. We require a month’s rent in advance.

Costs when Renting a Property

From the start of the tenancy, you will be responsible for the following bills:

* Council Tax
* Gas
* Electric
* Water Rates
* Telephone
* Contents insurance (personal belongings only)

It is important that you advise Perth and Kinross Council that you are renting the property so that they can set-up an account for council tax in your name. See their website for further details:

You should also ensure that you contact the relevant utility companies regarding electric, gas and telephone bills to advise them that you will be responsible for charges until further notice/end of the tenancy.

Maintenance and Repairs
It is the Landlord’s responsibility to keep the property in a wind and water tight condition and maintain fixtures and furnishings. Any repairs are at the landlord’s expense unless they are caused by the tenant or tenant’s friends, in which case the cost will be charged to the tenant. Contact us on 07815 056 018 to arrange. We will liaise with the landlord and relevant tradesmen. Should we call out a tradesman for a repair that is found to be the through the negligence of the tenant you will be billed accordingly.
