* Co-ordinate and conduct all viewings with prospective tenants.
* Vet and select appropriate tenants.
* Provide advice on appropriate legislation.
Once We Have Found the Right Tenant
…we will:
* Obtain personal and financial references from employers, previous landlords and banks where appropriate.
* Prepare a legal agreement (Short Assured Tenancy) to protect your property, give you greater control and provide you with the flexibility to define a specified time period for any tenancy.
* Collect a deposit from the tenant which will be used to safeguard your property from damage.
* Meet the tenant and hand over keys upon occupancy.
* Ensure services are connected and placed in tenants’ names.
Throughout the Tenancy
…we will:
* Collect monthly rent, pay it into your bank account by BACS and provide monthly statements.
* Visit and inspect premises at regular intervals, checking your property for any damage.
* Use our trustworthy contractors to obtain estimates and arrange maintenance and repairs as necessary as well as liaising with tenants.
Upon Termination of the Tenancy
…we will:
* Check out the tenant
* Process the return of the tenant’s deposit, less any charges for cleaning, replacement of items and outstanding rent.
